CC&R's and Bylaws
For CC&R's and Bylaws, go to the Association
Rules and Regulations page.
A copy of the TCCHOA Declaration of Covenants, Conditions, and
Restrictions (CCRs); Articles of Incorporation; and the TCCHOA
By-Laws were provided to each homeowner upon purchase of their
property. Legally, each member of the homeowners' association
is required to adhere to these documents. If the property is rented,
the homeowner is responsible for providing a copy of the By-Laws,
CC&R's and Association Rules to the tenant and making sure they
follow them.
In case you have misplaced your copy of these documents, copies are
stored here online.
Assessments for 2015
Note: The current monthly assessment for 2015 is $30. There is no change from last year.
There is a $15 late fee after the 30th.

Making Changes to the
exterior of your home?
If you want to make changes to the exterior of your home or
update your front yard landscaping, submit your request to the Architectural Review Committee first.
If you're not sure if you need approval for your project, ask first.
If you want to paint your home, we
have some pre-approved paint color
schemes here. They are also posted in the message
board at the pools. If you want to deviate from the approved
color schemes, be sure to submit your color selections to the Board
of Directors for approval BEFORE you paint.
Leasing your Home
If you Lease your home, you must fill out and submit a Tenant Information Form.(PDF)
Please fill out the form and mail it to the address on the
form. CC&R 3.3.4
If the property is rented, the homeowner is responsible for

Driveway Oil Stains
We have noticed several homes in the neighborhood that are
accumulating excessive oil stains on the driveway or curb. To help
cleanup the overall appearance of our community, we have included directions
for removing oil stains from concrete driveways in a PDF flyer.
The following tips are recommended by management AT YOUR OWN
RISK:
To clean fresh oil from your driveway, cover the oil stain with a
layer of a clay-based cat litter or sawdust. Allow the cat litter or
sawdust sufficient time to soak up the oil, which could take a day
or more. Completely sweep the concrete free of the litter or sawdust
and dispose of it properly. If the stain is still present, scrub it
with a solution of detergent and water using a nylon scrub brush.
Rinse thoroughly. surface oil. Make a paste of two parts hydrated
lime powder and one part turpentine. Spread the paste over the
surface of the remaining oil stain covering a larger patch than the
actual stain. Cover the stain with plastic sheeting to help prevent
the turpentine from evaporating. Leave the poultice covering on the
stain overnight. Scrape off the paste and follow with a good
scrubbing of detergent and water. You may need to repeat this
poultice procedure as more of the stain leaches up to the surface of
the concrete. A popular cleaner that has proven effective in the
removal of oil stains from concrete is called trisodium phosphate
also known as TSP. TSP is sold in powdered form and can be used in
place of detergent to scrub the stain; however, it is not
recommended as a mixture for a poultice as dangerous fumes can
result. Sprinkle the TSP over the stain, add enough water to make a
paste and scrub the stain with a good nylon brush.

Graffiti Abatement Hotline: If you see graffiti in our
neighborhood let us know. The County
hotline at (520) 622-7197 has been disconnected the last time we
checked.

Per Arizona law (A.R.S. 33-1803) any complaint lodged with the
Association will NOT remain anonymous. The person complaining of the
alleged violation must state their first and last name and this
information will be sent to the party who is accused of the
violation.
Barking dogs should be reported to Animal Control at 243-5900 or www.pimaanimalcare.org.
This is your responsibility. Animal Control will NOT act on
complaints from a Board Member.
Too much noise from your neighbor’s party? You call the police.
The police will NOT respond to a complaint from a Board Member.
